The average loan to value of UK homes has now fallen to below 60% according to the latest figures from the Council of Mortgage Lenders.
The majority of UK home owners have been slowly increasing the amount of equity held within their property during recent years.
Canny homeowners have been taking advantage of the low mortgage rates to reduce their mortgage payments rather than put their surplus money into savings accounts offering low interest rates.
This means that nearly half of existing borrowers have outstanding mortgage debts equivalent to less than 70% of the value of their home, while a further quarter have an equity cushion of between 10% and 30% of the property’s value.
The recent weakness in property prices has not deterred home owners from over paying their mortgages and in fact the difficulties in selling a home may be encouraging many people to reduce their mortgage debts rather than upgrade to a new property.
Higher equity levels provide a useful cushion for home owners should they need to borrow money, although secured loans are still difficult to arrange as lending criteria are still being constrained by risk adverse lenders.

I took out a student loan in my first year of college (2002/03). Last year my wage went above £20K a year so it started being deducted from my wage. What I would like to know is how I can track my balance? If it helps, I went to Suffolk college, Ipswich, UK.

contact them at t0eh address on the agreement with you Nat INS number and they can tell you the outstanding balance!
How to get a loan (in UK) to start as self employed?
I`m 24 years old. I`ve been living in UK for 7 months (I`m from Netherlands). I want to register as self employed entertainer and event speaker, but I will need 70 000 Sterling Pounds to get started.
The thing is that after graduating University, I have been using my time to educate myself as entertainer and speaker, meanwhile working on and off different unrelated jobs. I have almost finished my business and marketing plan.

£70,000 is a huge sum to expect any financial institution to lend you, particularly if you have no collateral.
Maybe you could approach a bank but i dont fancy your chances.
I would suggest you either contact your local bank or Chamber of Commerce for some advice. The Chamber of Commerce have all kinds of help available to those wishing to start-up a business......
Sometimes a business plan/testimonials is all that is needed - but you really must be able to impress those that will be lending you the money - and I'm sure as a foreigner there will be restrictions...they don't want you running off with their money.
there are lots of grants about but your only likely to get 10% of what you want.

Trace-sable credit history is more important than income for most lenders.If you own credit cards this should be good enough to give you a loan.i am also self employed and even when i have periods of no income i still qualify for a loan because of my good credit history.The only way you will know is to apply for a loan but be careful as if you are turned down that will be recorded on your history as a refusal and you may have future problems.

I am getting a loan from the UK, business loan, and want to check the persons as well as the companies involved. Where can I go to check? I checked at the FSA, the person and the company are no longer active under FSA, but are still open and working. I dont get it because I dont know anything about the UK, how they do loans, overseas loans, etc.
1.) They did something wrong in the past and don't even know they arent listed as active anymore
2.) They do know they arent listed as active and continue giving out loans (which i don't think is authorized at that point)
